GURUGRAM: The department of town and country planning (DTCP) on Thursday ordered structural audits of five highrise residential projects along Dwarka Expressway, from where residents had filed maximum complaints alleging poor construction quality and structural defects.
The five projects — M3M Woodshire in Sector 107, Raheja Vedaanta in 108, Atharva in Sector 109, Brisk Lumbini in Sector 109 and Mahindra Aura in Sector 110A — will be checked for structural stability and quality of construction.
An order issued by DTCP director KM Pandurang stated that the audit of these highrises will be carried out by an expert team from IIT-Roorkee the same way IIT-Delhi is conducting checks at Chintels Paradiso where the living rooms of five flats in Tower D collapsed vertically from the sixth to the second floors on February 10.
“Factoring in the seriousness of the issue and safety threat to the lives of people due to poor construction quality and on the basis of several complaints filed by residents of these five projects, the department has decided to carry out the audit to check the strength of these highrises,” said Pandurang.
The audit team, the order said, will also flag issues related to stability of the structures and quality of the construction materials used.
“The team will also suggest measures to rectify the defects. The cost of audit will be borne by the developers,” it added.
District town planner (enforcement) RS Batth said the department will also submit a report after examining the complaints filed by residents alleging flaws in the construction of highrises, as ordered by the DTCP director. “Our teams will carry out checks at around 60 projects, mostly in new sectors, in presence of residents and developers. A report on the findings will be sent to the headquarters within 30-45 days,” he said.
Batth also said the department had written to the director seeking his approval for the audit on Wedn-esday after it received several complaints alleging structural defects in many highrise societies through field offices.
The residents’ welfare association (RWA) in M3M Woodshire has been demanding rectification of water seepage in basements, damage to walls and columns and corrosion of steel reinforcements.
The families living in Raheja Vedaanta and Atharva have also filed several complaints highlighting poor construction quality. They have also alleged seepage in the basement and cracks on pillars and walls.
Similarly, residents of Brisk Lumbini have raised complaints on plaster chunks falling from balconies, cracks on pillars and seepage in the basement.
In Mahindra Aura, there have been cases of plaster chunks falling off balconies apart from seepage in shaft areas and waterlogging in the basement.
